• Credit score must be at least 600
• Guarantor MUST apply unless paying the year up front
• No more than 3 accounts in collection
• No more than $1000 past due debt (medical bills and student loans disregarded).
• No evictions within the past 7 years.
• No outstanding utility collections or unpaid utility bills
• All applications for the unit must be completed and paid for (Tenants and Guarantors) in order to move on in the placement process.  Partially completed applications will not be accepted.
• Application fee is $40

• Applications are processed in the order they are received with all required documents and information
• An application cannot be approved until all aspects of the screening policy have been completed and reviewed by the property manager
• Housing is on a first-come, first-served basis, therefore we do not hold units until the application is approved and a deposit payment is made

If you believe you will not pass the screening criteria as described in the Laker Rentals Application Website Page, we recommend that you DO NOT complete the application and pay the application fee. The application fee is $40.00 per adult applicant or guarantor applicant, 18 years of age or older. Every occupant 18 years of age or older must fill out an application. APPLICATION FEES ARE NON REFUNDABLE. The application fee also applies to ALL GUARANTORS / CO-SIGNERS.
